This notice describes this website and inquiries handled by Evan Karwowski, a California real estate salesperson affiliated with WR Properties, a registered DBA of Winning Results Realty, Inc. “We” refers to Evan’s website and inquiry handling. Brokerage and transaction records may also be subject to notices provided when you engage real estate services.

Notice at collection
We collect the following categories from you, your browser, and the links you use to reach this site. You can browse without sending an inquiry. The form identifies required fields; other answers are optional.
- Identifiers and contact records: your name, email, phone number if supplied, and an address if you include one. We use these to identify and respond to your inquiry and maintain relevant correspondence. The phone number is required only if you request a call or text.
- Commercial information and housing preferences: buying or selling interest, areas, price range, timing, requested service, home priorities, listing links, property details, steps you have completed, and your message. Scheduling requests can also include preferred time windows, time zone, and phone or video preference. We use these to understand your request, discuss properties or pricing, and organize the services you ask about.
- Internet or network activity: the page path, referring website’s origin, source of the contact link, the offer or property campaign identifier, and five campaign labels: UTM source, medium, campaign, content, and term. We use these to understand which pages or advertisements generate inquiries. Hosting and delivery providers also receive technical request information such as IP address, requested URL, browser information, and request times to operate and protect the service.
- Privacy and consent records: your contact permission, contact preference, optional tracking choice, consent-text version, and submission and receipt times. We use these to honor your preferences, document the request, and prevent duplicate confirmation events.
- Optional advertising measurement: if you allow tracking, Meta Pixel receives page-view and accepted-inquiry events, along with online identifiers, page, browser, device, and network information. This is used to measure website activity and advertising performance. See Advertising measurement and your choice.
Recipients and purposes. Contact records, housing preferences, campaign details, and consent records can be disclosed to Evan, the responsible brokerage as needed, and the contact-management, form-delivery, email, communications, and hosting providers described below to receive and handle your request. Hosting providers receive network activity to deliver, secure, and troubleshoot the website.
Sale and advertising sharing. This website does not offer form submissions for sale. If you allow optional tracking, Meta receives the advertising-measurement information described above and may connect it with other information for advertising across websites and services. This can constitute a “sale” or “sharing” under applicable state privacy law even without payment. You can keep tracking off or withdraw permission using the footer controls. A contact-management provider’s own practices, including Follow Up Boss’s relationship with Zillow, are described below; this is not a promise that every provider acts only on our instructions.
Retention criteria. Contact records, preferences, messages, and attached campaign details are kept according to the time needed to handle the inquiry or client relationship, honor your choices, resolve disputes, and meet applicable brokerage and legal recordkeeping obligations. Consent and request records may be retained to document those obligations and prevent unwanted follow-up. Technical logs are retained according to operational and security needs and provider settings. The website does not impose an automatic deletion schedule on provider systems or their backups.
Browser privacy preferences remain until changed, cleared, or removed by the browser. A submission confirmation marker contains its status, time, destination page, and campaign identifier. It is recognized for up to ten minutes and consumed on the thank-you page; otherwise it may remain in session storage until that browser session ends. Neither contains your form answers. How an inquiry is used
The form authorizes contact about your inquiry. It does not sign you up for a newsletter or grant permission for unrelated marketing, automated marketing calls, or marketing text campaigns. You can ask Evan to stop follow-up communications using the contact details above. A stop-contact request may require keeping a minimal suppression record so your preference can be respected.
Campaign labels are carried between links within this website and included when you submit the form. The script copies only the five named UTM fields, bounded in length, and does not copy arbitrary URL parameters into the inquiry. Hosting providers can still receive the URL requested by your browser. Please do not put personal or sensitive information in campaign URLs.
The website does not save your form answers in local or session storage. Your browser may independently retain entries through its autofill, history, or page-restoration features.
Who receives information
- Evan and the responsible brokerage. Information is used to respond and, when relevant, provide services under WR Properties’ supervision. Access by brokerage personnel depends on their role in handling the request and applicable recordkeeping duties.
- Follow Up Boss, when the contact-management connection is configured. The inquiry fields, campaign labels, and consent records are sent to this service. Follow Up Boss is a Zillow, Inc. brand. Its notice distinguishes people with whom Zillow already has an independent relationship from people whose relationship is only with the agent, and describes different permitted uses for those groups, including service improvement and, for the former group, other Zillow purposes. Read the Follow Up Boss Privacy Notice and Zillow Privacy Notice, including their rights and opt-out information.
- FormSubmit and email delivery providers. When the email route is used, the submitted fields go through FormSubmit to Evan’s email. Email and communications providers process messages and delivery information. FormSubmit’s privacy terms (PDF) describe its processing and permitted disclosures. This site cannot set FormSubmit’s retention or deletion practices.
- Hosting and technical providers. Providers serving the website or inquiry endpoint process network requests and, when routing an inquiry, its contents. GitHub Pages may serve the static site; Cloudflare may provide the hosted inquiry endpoint or site delivery when that deployment is used. - Legal and professional recipients. Relevant records may be disclosed to the brokerage’s professional advisers, regulators, or other parties when required by law, to comply with transaction obligations, or to protect legal rights.
The form does not require you to create an account. Provider notices apply to the processing those providers describe; linking to them does not replace our responsibility for handling your request.
Advertising measurement and your choice
Optional Meta Pixel measurement was enabled on October 20, 2026. It loads only after you choose Allow tracking. A fresh choice is required for this version: earlier saved opt-ins are not reused, while earlier opt-outs remain honored. You can browse, use the checklist, watch the locally hosted videos, and send an inquiry with tracking off.
With your permission, the site sends a PageView event for a page visit and a Lead event after the inquiry-delivery service accepts a submission. A Lead event does not mean a message has been read, an appointment is booked, or representation has begun. Visiting a thank-you URL alone does not create a Lead event. The site does not include your form answers in these event parameters.
Meta can also receive online identifiers, page information, browser and device details, and network information. It may connect that activity with other information it holds for measurement and advertising across websites and services. Please do not put personal or sensitive information in page URLs. Meta’s practices are described in its U.S. Privacy Notice.
Cookie settings and Do not sell or share my information let you withdraw permission for future optional measurement in this browser. Global Privacy Control takes priority over an opt-in. Withdrawal does not erase information Meta already received or necessarily remove its existing cookies. Allowing measurement does not sign you up for automated calls, marketing texts, or an email newsletter.
Social-media links are ordinary links, not embedded social widgets. Visiting those services takes you to their websites and their privacy choices.
Privacy choices and requests
Anyone can email evan@thewowski.com, call 925-492-7023, or write to the address above to ask what information we hold, request a correction or deletion, ask about use or disclosure, or request that follow-up stop. Include your request and enough contact information to locate the relevant records. Please do not send identity documents, account passwords, or Social Security numbers with an initial request.
California residents have additional statutory rights when the California Consumer Privacy Act, as amended by the CPRA, applies to the business and information involved. These include knowing and obtaining a copy of personal information and information about its sources, purposes and disclosures; correcting inaccuracies; deleting information subject to exceptions; opting out of sale or sharing; limiting certain uses of sensitive personal information; and receiving service without unlawful discrimination or retaliation for exercising those rights. These statutory rights apply where the business and information are covered by that law; you can use our request process regardless. See the California Attorney General’s explanation.
For access, correction, or deletion, we may verify a request using information already associated with the inquiry or by contacting you through a known address or number. We may ask for additional information proportionate to the request if necessary to protect the records. Verification information is used for handling the request, not marketing. If a request cannot be completed, we will explain the reason or applicable exception. Where statutory deadlines apply, we will respond within those deadlines and notify you of any permitted extension.
An authorized agent can use the same contact methods. We may request signed permission and, where permitted, confirmation from you; a valid power of attorney is handled under applicable law. A browser opt-out does not require an account or identity verification. For a request concerning other records, we may need enough information to identify the records to which it applies.
Do Not Sell or Share My Personal Information: the footer control records an opt-out of optional site tracking for this browser. Global Privacy Control, when detected, is also honored and takes priority over a previous opt-in. An opt-out remains recorded unless you change it or the browser clears it. Controls are browser-specific and do not automatically delete previous inquiries or change your independent settings with Meta, Zillow, or another provider. You may also email or call Evan to request an opt-out or address information associated with you; these methods work without JavaScript.
This site does not separately interpret the older Do Not Track browser signal. It does honor Global Privacy Control as described above; optional measurement remains off while that signal is detected, even if tracking was previously allowed. Sensitive information and children
The form does not ask for income, government identifiers, financial-account information, precise device location, or protected characteristics such as race, religion, health, or immigration status. Please leave that information out of free-text fields. Housing questions do not require you to disclose protected characteristics. This inquiry form does not make automated decisions about financing, eligibility, or access to housing.
This website is directed to adults seeking real estate services. Do not submit information about a child through the form. We do not knowingly collect children’s information for this service or knowingly send information about people under 16 to advertising partners. If you believe a child’s information was submitted, contact Evan so the record can be investigated and inappropriate information removed as required.
Changes to this notice
The date above identifies the current version. Material changes will be identified on this page before they take effect, with additional notice or new consent where required. A revised notice does not by itself authorize materially different uses of previously collected information that conflict with the commitments under which it was collected.
